Abstract data visualization of plotted parcel records

PROPRIETARY TECHNOLOGY

Hawkeye

The valuation and matching system we built in-house, because the property industry still prices on opinion - and opinion is slow, inconsistent, and usually wrong.

What Hawkeye does

01

Prices against evidence, not estimates

Hawkeye values property against verified closed sales in the same sub-area, matched on size. Not asking prices. Not a national automated estimate. What comparable property actually sold for.

02

Reads the market at parcel level

Value inside a single market varies street by street. Hawkeye builds a picture of each area from real transaction records rather than treating a whole city as one number.

03

Matches property to real demand

Buyers acquiring in a market have specific criteria: price, location, size, condition. Hawkeye screens property against what buyers are actively purchasing, so we know a property has a home before we commit to it.

04

Flags problems early

Access, utilities, flood exposure, and title complications are what kill transactions, usually late and expensively. Hawkeye surfaces them at the start.

05

Compresses the timeline

Valuation, buyer matching, and screening happen up front rather than one after another. The transaction is largely resolved before it formally begins. That is how a close lands in weeks instead of months.

Why it matters

If you are selling

A number grounded in evidence you can verify, and a timeline that holds. You are not waiting on a market to decide whether it wants your property.

If you are acquiring

Property that already fits your criteria and has already been screened. Far less time spent on deals that were never going to work.

What Hawkeye is not

Hawkeye does not replace judgment, inspection, or the title process. It narrows thousands of properties down to the ones worth a real conversation, and it makes the number defensible. People still walk the deal from there. We would rather say that plainly than oversell it.
